Over many years of working with landowners, promoters and house builders on long term strategic development land, I have noticed many schemes are developed around what a landowner wants to see, which in many cases is formed by their personality.
For example, I have been involved with schemes where landowners would like to see a feature chimney on a house, a large amount of open space provided for sports pitches for a local football club and a landmark building of flats being designed.
Community buildings are provided and, in some cases, houses are designed with specific materials and energy saving requirements so a landowner can feel they are leaving a ‘legacy’ as part of delivering a development on their land. Many people often think it is a planning requirement whereas in actual fact the design of schemes can often evolve from the requirements of the landowner.
